Montgomery County Sees Resurgence in New Home Construction After Hurricane Beryl

New home construction and sales in Montgomery County are experiencing a resurgence after the disruption caused by Hurricane Beryl in July. Officials have approved several new developments, bringing more than 1,300 new homes to the area, signaling growth and recovery for the local housing market.

Montgomery County Sees Resurgence in New Home Construction After Hurricane Beryl

MONTGOMERY COUNTY – After Hurricane Beryl halted development in Montgomery County in July, new home construction and sales are rebounding. Officials have authorized numerous new residential developments, which will result in the construction of over 1,300 houses in the region. This development indicates a substantial recovery and expansion of the local housing market.

Royal Pines is one of the new ventures, which is being spearheaded by Ashton Woods, a subsidiary of Starlight Homes. The New Caney/Kingwood area is the location of Royal Pines, which will encompass 150 acres and include 450 residences. The company's website indicates that the subdivision is one of the last to be served by Montgomery County Municipal Utility District 24.

Rausch Coleman Homes is constructing Moore Landing, a 52-acre residential development off FM 1488 near Moore Road in Magnolia. The community will consist of 141 single-family residences, with prices commencing at $190,000. The Magnolia Independent School District (MISD) will encompass the homes in the development, which will have a size ranging from 1,308 to 2,411 square feet.

The Escondido community in Magnolia is also expanding substantially, adding 167 new lots to its 150-acre master-planned development on FM 1774. 600 families will reside in Escondido upon its completion. In the vicinity, **Magnolia Springs** is expanding its 665-acre community by adding 65 new lots. Upon completion of the complete buildout, the community will consist of 1,900 homes. The facility is being developed by Signorelli Co., which is headquartered in the Woodlands.

Mill Creek Estates is another significant development, as it is expanding its 378-acre community in Magnolia by 69 lots. Forestar Real Estate Group is the project's lead developer. At full buildout, the project will provide housing for 1,400 families, with homes priced at $200,000 and corresponding sizes spanning from 1,263 to 2,561 square feet.

Emory Glen, an additional Magnolia development, is expanding with 60 new residential lots. Prices will commence in the $200,000s for the 800 homes on 40- to 50-foot homesites within the 221-acre project by 221 Development Partners.

Additionally, the Friendswood Development Co. is expanding Travola, a 1,000-acre master-planned community near U.S. 59.. Travola will encompass more than 1,800 single-family residences, 100 townhomes, and 20 acres of multifamily housing. Retail spaces, an elementary school, and a recreation center are also included in the development.

Finally, Airia Development Co. is constructing 281 residences in the Artavia community, which is situated off Texas 242. Artavia will be one of the largest master-planned communities in the region, with a total of 5,200 residences and a 2,200-acre expanse upon its completion.

The local economy is anticipated to be stimulated by this surge of new developments, which is expected to alleviate some of the housing demand in Montgomery County.
